Why Are These Homes Only $25,000?

For most investors.... they hear about these large REO Pool deals that are being traded for a fraction of the underlying assets value - typically these portfolios are bought and sold 45% to 75% of their fair market value.

However, until now you could only stand by the sidelines and watch if you didn't have millions just sitting around to be able to play in these exclusive arenas.

With this program you can now purchase these same properties at the same discounts as the large investors. This program is exclusive and can't be found anywhere else in the country.

Where Are These Homes Located?

These properties are so well priced because of our streamlined process.

Under the terms our agreement with our Selling Partner you will not have the ability to preview the homes prior to taking possession of them. You agree upfront that in exchange for the extremely deep discount you are receiving you will take possession of the property wherever it is located.

Our Selling Partner will Guarantee that each property will be valued at no less than $45,000 and that the property will be livable according to each city's ordinance.

What Are These Homes Worth?

The average Fair Market Value for the homes that have been sold under this program has been around $72,000. However, some of the homes have been worth as much as $150,000. Of course, these are the exceptions but we want you to know what the top end is and what’s possible.

If you do the math you'll see that through our exclusive program you're buying these homes at a discount of 63 to 85% off of Fair Market Value. That's better than most large investors are doing buying thousands of these homes at a time.

What Condition Are These Homes In?

It's really up to you to determine the level of repair work needed. It really depends on what your intent is with the property long term. While we don't make any guarantees as to the amount of repair work any one property might required our Selling Partner does guarantee that the property is livable according to the local community standards.

Rest easy knowing that the water is running water, intact kitchens and bathrooms that work. You could immediately rent it out, if you desired, to a tenant in its "as is" condition. We inspect each property in our system before transfer to you.

How Does The Program Work?

Step 1: Contact Us - Fill-out the attached NCND. You will then receive the program outline and a 2nd Non Disclosure/Non-Circumvent Agreement (NCNDA).
Step 2: Fax Back - Fax in the signed NCNDA. You will soon receive a copy of the purchase agreement to review.
Step 3: Authorize the REO Purchase - Fax back the Purchase Agreement and an escrow account is opened with Land America Title.
Step 4: Wire Funds - When you receive wiring instructions from LandAm, send funds to escrow.
Step 5: Your Properties Are Ordered - 4 to 8 days after your money is received, your properties are delivered to escrow.
Step 6: Sign Your Settlement - Sign your settlement agreement at your local title office.

Is There a Min or Max Order?

With a multiple order strategy, you can dollar cost average your purchases with regard to the $72,000 average value.

If you are buying from 1 to 24 properties in a single order the purchase price per home is a flat $25,000. However, if you plan on making a larger order of 25 or more homes we do offer some additional discounts.



How Long Will These Deals Last?

 

When the current national economy turns around and there are less foreclosures this program will not be available due to a lack product.

Are There Any Hidden Costs?

There are no hidden charges.

There are no extra title fees.

What Guarantees Are There?

Guarantee 1: Each property will be at least worth $45,000 or they'll swap it out for a new property.

Guarantee 2: Each property will be livable according to the local city ordinances.
