We are looking for a competent Construction Foreman / Project Manager who has hands-on experience in new construction (residential) from ground up (from grading, foundation, framing, plumbing, electrical, roofing, drywall, to finish carpentry, etc.). This person is capable of running a crew and take an ownership of construction sites. As the point of reference of both workers and supervisors, you will be a key person for the completion of a project. You must be well-organized and favor safety above everything else. Responsibilities

• The most important skill to have is to be able to read plans and build according to the plans
• Must be able to come up with take-offs and estimate of the project based on the plans
• Coordinate tasks according to priorities and plans
• Produce schedules (both the ideal and conservative) and monitor attendance of crew
• Allocate general and daily responsibilities
• Supervise and train workers and tradespeople
• Ensure manpower and resources are adequate
• Guarantee all safety precautions and quality standards are met
• Supervise the use of machinery and equipment
• Monitor expenditure and ensure it remains within budget
• Resolve problems when they arise
• Report on progress to managers, engineers etc.
• Identify contingency issues and potential change order items early on and communicate them proactively with owners, crew, and subcontractors.

REQUIREMENTS

• Must have: ability to read architectural drawings and structural engineering plans
• Proven experience as construction foreman
• Ability to assist in estimating based on site visit and plans
• In-depth knowledge of construction procedures, equipment and OSHA guidelines
• Understanding of electrical and hydraulic systems
• Excellent organizational and leadership skills
• Ability to communicate and report effectively
• Aptitude in math
• Problem-solving abilities
• Good physical condition and stamina
• Ability to speak Korean is a plus
• High school diploma or diploma in a skilled trade (electrician, carpenter etc.)
