US Citizens

Valid Social Security Number Required for All Borrowers

Permanent Resident Aliens

Eligiblie with proof of lawful permanent residency
Underwritten the same as US Citizen
If LTV is over 70%, a two year residency and work history is required
Foreign documentation including Visas and Green Cards must include copies of both sides of the documents

Non-permanent Resident Aliens

Eligible with proof of one of the following valid Visa types:
-A-1, A-2, A-3, E-1, E-2, E-3, GB, G-5, H-1, H-1A, H-1B, H-1B1, H-1B2, H-1B3, H-1C, I, IR1, K-3, L-1, L-1A, L-1B, NATO-1, NATO-2, NATO-3, NATO-4, NATO-5, NATO-6, O-1, O-2, R-1, 5-1/5-2, T-1, TN, U-1, U-2, U-4, V-1, V-3

Eligible with proof of one of the following valid Visa types and Employment Authorization Documentation (EAD):
Eligible Dependent: A-1, A-2, A-3, E-1, E-2, E-3, G-5, K-3
Spouse of: K-3, L-2, NATO 1-7, O-3
T-2, T-3, T-4
Must be occupying borrower
Primary Residence Only
Maximum LTV is more restrictive of 80% or LTV permitted on the Product Matrix
If LTV is over 70%, a two-year residency and work history is required
Maximum DTI refer to the product matrix
When a temporary resident's VISA will expire within 12 months of application date, a letter from the employer indicaing intent to sponsor the employee's VISA renewal is required
If Non-U.S. citizen signing with a U.S. Citizen, and is not a major contributor to qualifying income, cash reserves or other credit aspects of the loan, underwrite as U.S Citizen. Must have valid VISA.

First Time Homeowners

A first time homebuyer is a borrower who has not owned a "Primary" residence within the past 3 years. Owning a second home or investment property would not meet this requirement
